Behind the turmoil, Best Buy shows upside

Don’t count out Best Buy just yet.

Though it is beset with the distractions of leadership turmoil and a slumping stock price, Best Buy Co. Inc. remains a global powerhouse — a company that sells more televisions, computers and tablets than any other retailer in the world.

Combined with its investments in e-commerce, Geek Squad and smaller mobile stores, Best Buy has ample time and money to thrive in the Internet age, just as it conquered traditional retailing with its ubiquitous big boxes, industry analysts say.

“Best Buy remains the only consumer electronics category killer out there,” said Carol Spieckerman, president of Newmarketbuilders, a retail consulting firm. “I still think there’s a huge opportunity for them to take advantage of their stores.”

To be sure, Best Buy faces myriad challenges. The company has been struggling to grow sales as shoppers migrate to the Internet. Its stock price continues to fall, closing Friday at $18.02. Over the past couple of months, the retailer has lost several key leaders, Geek Squad founder Robert Stephens, Chief Marketing Officer Barry Judge and international finance chief Dave Deno.

Former CEO Brian Dunn resigned in April amid a board investigation that he carried on an inappropriate relationship with a female employee. The investigation eventually concluded that founder and Chairman Richard Schulze withheld information about Dunn’s behavior from the board. As a result, Schulze will relinquish his chairman post next month and his board seat in 2013.

Yet Best Buy still has plenty of advantages, first and foremost its 1,100 big-box stores. While sales at stores open for at least a year have been falling, they still generate impressive numbers.

In 2011, Best Buy’s average sales per square foot of retail space totaled $847, according to Janney Capital Management. Comparable rivals don’t come close: Target ($293), PetSmart ($227), Home Depot ($299) and Lowe’s ($255). Best Buy also generates a hefty operating profit of $41 per square foot. By comparison, Target’s operating profit per square foot totaled $20. As a result, Best Buy generates about $1.5 billion a year in free cash flow.

Best Buy stores “sell way more stuff than people give them credit for,” said Stephen Baker, vice president of industry analysis for consumer research firm NPD Group. “They drive significant revenue, and that kind of [revenue] just doesn’t go away overnight.”

Smaller-store format a hit

Best Buy also dominates in almost every major consumer electronic category. For example, the retailer is the country’s top seller of tablets, Windows and Apple notebooks, and flat-panel televisions above 50 inches, according to NPD data. Last year, Best Buy saw its share of smartphone sales increase by 50 percent.

Some analysts blame Best Buy’s weak sales growth on manufacturers for not making anything new and exciting to sell. Best Buy normally benefits from big product launches, such as Apple’s next generation iPad and iPhones and Microsoft’s upcoming Windows 8 operating system.

People are spending less on consumer electronics because they see less-compelling products, said Christopher Horvers, a retail analyst with JPMorgan. As a result, Best Buy has way more space than it needs and therefore must shrink, Horvers said.

Enter Best Buy Mobile. The smaller-store format, developed in partnership with Carphone Warehouse, has been a big hit for the retailer by focusing mostly on tablets and smartphones and connecting those devices to the Internet. Best Buy expects such “connections” to grow by 15 percent this year.

“It’s a good format,” said Colin McGranahan, a retail analyst with Sanford Bernstein Co. “They have built a compelling platform for consumers.”

Analysts say carriers such as ATT, Verizon and Sprint pay Best Buy a good deal of money to sell their data plans. The company doesn’t break down specific numbers for Best Buy Mobile. The format will roughly generate $240 million to $280 million in pretax profits this year, or about 30 percent of Best Buy’s domestic operating profits, based on sales of approximately $560 million, according to Carphone Warehouse filings.

Best Buy now operates about 305 stand-alone Best Buy Mobile stores in the United States and plans to open 100 more this year. Best Buy also plans to open Best Buy Mobile shops within existing big-box stores, including its Five Star chain in China.

While the format can’t entirely replace the sales of a big-box store, Best Buy Mobile will help insulate the company’s profits as it moves to reduce its retail space.

The Geek that roared

But perhaps Best Buy’s most valuable asset is not a format, but rather a name: Geek Squad. Ever since Best Buy purchased the little-known computer repair firm in 2002, Geek Squad has been the public face of Best Buy as it seeks to recast its image from a merchant of electronics to a merchant of expertise.

Greenwood had the biggest improvement in sales, followed by the southern midlands, with an increase of 41 percent and 33.3 percent, respectively, in April when compared to the same month last year.

Sumter/Clarendon County had the biggest drop in sales in April, falling 38.1 percent from the same month last year, according to SCR. The Piedmont Regional dropped 22.8 percent in sales in April, the western Upstate dropped 21 percent, and Cherokee County dropped 14.3 percent.

Statewide, real estate sales dropped 1.3 percent, to 4,181 homes, condos and villas sold, in April compared to the same month last year, according to SCR.

Foreclosures climb in April in Myrtle Beach area

Foreclosure filings in Horry County rose in April compared to the same month last year as prices jumped more than they did statewide, according to statistics released this week.

There were 465 foreclosure-related filings in Horry County in April, up 28.10 percent from the same month last year, according to a report released Thursday by RealtyTrac, a company that tracks foreclosures nationally. Most of those filings, 235, were lis pendens, the documents lenders file to start the foreclosure process.

About one in every 400 properties in Horry County has a foreclosure filing, the third-highest rate of foreclosures in the state behind York and Dorchester counties, according to RealtyTrac. Statewide, about one in every 720 properties have foreclosure filings, the 13th-highest rate of any state in the country, according to RealtyTrac.

Maeser said the jump in the foreclosure rate might have to do with the banks realizing it is better to release some of the foreclosures they were holding back, get rid of them and clear them off their books.

But the statistics on filings do not mean there are many more actual foreclosures taking place, Maeser said. He has said that people are buying a lot of foreclosures, especially in the condo market, but there are not that many good sales left as a lot of the really good deals have been sold.

About 30 percent of single-family home sales and about 34 percent of condo sales still are either foreclosures or short sales, the same as last year, Maeser said.

Those distressed properties – the foreclosures and properties nearing foreclosure that are sold as short sales- typically sell for significantly less than other properties on the market, which drives down overall property values, Maeser has said.

Real estate prices had been dropping, something Maeser has said would continue until the area gets rid of foreclosures and short sales.

Home Sales in Connecticut Increase in April

RE/MAX of New England reported this week that the number of homes in Connecticut sold during the month of April increased by 3.8 percent compared to the same last year, according to the Norwich Bulletin.

Last month, 2,461 homes were sold, up from 2,371 last year. The median sale price, however, decreased by 0.4 percent and as well as inventory — from 31,883 to 28,133.

Out of the six states in New England, New Hampshire saw the largest increase in sales at 20.2 percent, while Rhode Island showed the largest decline in prices at 5.8 percent.

Massachusetts and Maine, in fact, were the only states that didn’t see their home sale prices fall.

Right to buy letter under fire for ‘irresponsibility’

The government has been accused of irresponsibility in its attempts to promote the right to buy policy.

The Communities and Local Government department has sent template letters to councils suggesting how they should promote the right to buy to tenants. The policy offers council tenants the right to buy their home with a discount of up to £75,000.

The letter from the CLG suggested councils flag up how much a right to buy mortgage could cost per week. It said: ‘Buy your home for £100 a week? So, if like your neighbours, you’re interested in the right to buy, don’t delay.’

Only on an accompanying fact sheet it did warn tenants about the risks of losing their home if they cannot pay the mortgage.

A senior source within the lending industry criticised the template and said it could be seen as irresponsible.

He said: ‘I wonder how people would react if it was a lender sending out these letters. They would be concerned that this would be overselling it.’

Councils told Inside Housing they would not be using the CLG’s suggested wording.

Ken Jones, director of housing strategy at Barking and Dagenham Council, said: ‘I’m not sure this letter is sufficiently measured. It is really important that when tenants are considering applying for the right to buy we give them a balanced position. The last thing we want to do is get people into future difficulty.’

Both Mr Jones and Ian Wingfield, cabinet member for housing at Southwark Council, said it is important that tenants are aware of service charges.

Mr Wingfield said Southwark will not use the template. He said: ‘We won’t be acting like an estate agent. We have to be responsible as a public body and point out to them that they need the financial wherewithal to buy their home.’

Hammersmith Fulham Council, a flagship Conservative borough, has already sent its own letter to tenants, which unlike the CLG template, mentions that buying a home entails responsibilities.

A spokesperson for the authority said: ‘At each of our roadshows, we have had independent financial advisors on hand to discuss these responsibilities with tenants.’

Abigail Davies, assistant director of policy and practice at the Chartered Institute of Housing, said councils are ‘cautious’ about promoting the scheme as a disproportionately high number of homeowners to lose their homes were right to buy owners.

A spokesperson for the CLG denied it had acted irresponsibly. She said: ‘We are simply helping councils fulfil their legal duty to inform tenants of changes to the right to buy scheme.’

  • Tenants taking up the right to buy need to be advised that they are also buying the obligation to keep the property jn good repair. This is a big issue in leasehold properties when the freeholder is the one that decides on the level of repairs and when they should be carried out. The RTB is much maligned, but I can see little wrong with building a house for a few thousand pounds in 1930 (or later), getting 80 (or less) years rent from it, then sell it (and the obligation to keep it in good repair) for many thousands of pounds. A good business model. Accepted that selling a property for less than it cost you to build just shouldn’t happen.

  • Why don’t the government get rid of any pretence and start running its own adverts during day time tv telling people to borrow from them to get out of debt for only 1000% APR.

    They could also be more open and keep responsibility for the debts and pay government workers to go round people’s houses with baseball bats when the poor can’t repay their debts.

  • What a fuss about next to nothing.

    Councils can use whatever wording thay like and this is a guide for a policy in which a particlular government is enthusiastic.

    Taking into account the personal debt accrued by households during the Blair/Brown “yuppie” era, and this Government’s attempts to reduce debt over a 5 year period from 2010, I think those who go down that road of criticism are being selective in the points raised.

    There are still many from the political left who have never got over Labour’s initial enthusiasm for and then misjudged rejection of, the right-to-buy scheme, in the mid 1970′s.

    They still think and speak as though they know what is best for people, while themselves owning the properties in which they live.

  • I think Right to Buy is wrong and I live in rented social housing. When some flats are sold and others remain rented this can cause problerms between neighbours who are no longer equals, and people do often find they can’t keep up their payments if they buy. They may lose their home and the flat is lost forever as social housing for the next person in need, in line.

OKLAHOMA CITY (AP) — There are two sides to commercial real estate in Oklahoma. A lot of the value lies underground.

For the past three years, oil and gas drilling and mining have accounted for 10 percent of the state’s gross domestic product. And from 2003 to 2008, below-ground energy development grew from 7 percent to 14 percent. The figure declined as the recession developed, then stabilized. The numbers are from the U.S. Bureau of Economic Analysis.

The Oklahoman reports (http://is.gd/3kv7ol ) that Ford Price, a managing partner of Price Edwards Co. says new occupants of office space in Oklahoma City have more than offset new vacancies each year since 2006, except for 2009 at the worst of the recession. The city’s older properties, however, have a higher vacancy rate than newer ones.

Home Sales in Conn. Increase in April

RE/MAX of New England reported this week that the number of homes in Connecticut sold during the month of April increased by 3.8 percent compared to the same last year, according to the Norwich Bulletin.

Last month, 2,461 homes were sold, up from 2,371 last year. The median sale price, however, decreased by 0.4 percent and as well as inventory — from 31,883 to 28,133.

Out of the six states in New England, New Hampshire saw the largest increase in sales at 20.2 percent, while Rhode Island showed the largest decline in prices at 5.8 percent. Massachusetts and Maine, in fact, were the only states that didn’t see their home sale prices fall.

Sinatra adds to holdings with 3 purchases

Sinatra and Co. Real Estate has added to its local holdings, buying three properties in Buffalo worth a combined $5.76 million.

The Town of Tonawandabased company this week acquired two apartment buildings plus a building containing both apartments and storefronts that was the former home of the Lexington Co-Op. The properties were bought from affiliates of the Barons of Buffalo LLC investment group.

The three properties are: 400 Elmwood Ave., 220-230 Lexington Ave., and 1106-1110 Main St.

The Elmwood Avenue property is a 76-unit apartment complex south of Bryant Street that sold for $2.4 million. Property records show Barons bought it for $2.5 million in 2008.

The occupancy rate at 400 Elmwood is less than 50 percent, and Sinatra plans to upgrade the units over the next year.

The Lexington Avenue property, west of Elmwood, sold for $1.71 million. Dane Chapin of Barons of Buffalo bought the property for $1.45 million in 2007, according to county records.

The property contains four storefronts, all of which leased,

and 20 apartments, which are nearly fully occupied. The storefront tenants are Kuni’s, Vera’s Pizza, Wild Things Design jewelry store, and the Configuration Dance Theatre and School of Ballet.

Sinatra described the Lexington property as in “great shape. It’s a wonderful building.” The Co-Op left the property for its new home on Elmwood Avenue in 2005.

The apartment complex at Main Street sold for $1.65 million. The complex is near the Buffalo Niagara Medical Campus, south of Summer Street.

The complex’s 32 units are about 80 percent occupied. Sinatra said the property will be upgraded but probably not for two to three years, given other projects his company is tackling first. The property’s proximity to the growing medical campus and its ample parking were part of its appeal, he said.

Barons’ Chapin did not return messages to comment on the deals.

Chapin is a partner in Zephyr Partners in San Diego. Zephyr’s website says Chapin founded Barons in 2006 as a private equity investment vehicle “dedicated to acquiring undervalued multifamily and commercial real estate in New York.”

Sinatra said his purchase of the Fenton Apartments from Barons last year opened the door to his subsequent deals with Barons.

Celebrity sellers have little effect on home prices

Their internationally recognized names sell music and movie tickets. They promote perfumes and presidents. But when it comes to selling their own houses, celebrities often find that their cachet doesn’t pull in the cash.

Actors Goldie Hawn and Kurt Russell haven’t found a buyer for their Malibu beach house, which comes with a raft of celeb-friendly amenities including a covered outdoor living room, a spa-like bath retreat and a meditation room. So the couple have nipped $3.5 million from last year’s price, listing the Balinese-influenced oceanfront spread at $11.2 million.

Ozzy and Sharon Osbourne managed to sell their Malibu place for $7.925 million — nearly 21% off the original asking price. But the Architectural Digest-worthy Hidden Hills mansion owned by the first couple of hard rock has had no taker since it was listed last year at almost $13 million.

Actress Meg Ryan has put her Bel-Air manse back on the market at $11.4 million — a 42% price chop from its 2008 listing.

Although the masses respond to rock-star branding, housing is too expensive for celebrity ownership to make a measurable dollar difference, said Elizabeth Currid-Halkett, author of “Starstruck: The Business of Celebrity” and an associate professor at the USC School of Policy, Planning and Development.

“This is different than buying a sports drink because Tiger Woods endorsed it,” Currid-Halkett said. Home value is too complicated, she said, with lots of variables: the season, the location, the quality of the home.

“In the art world, there is this notion of provenance — that who owns something can detract or add to the value,” Currid-Halkett said. “But it does not seem to translate to celebrity homes.”

Having a big-name seller certainly draws attention to a home listing and can speed up the process.

The Los Feliz home of singer Katy Perry and actor Russell Brand went into escrow last summer nine days after it appeared on the Multiple Listing Service.

“I immediately had people knocking on the door,” said Ernie Carswell, a founding partner at Teles Properties.

The Perry and Brand names increased the number of views online, and the word among agents spread more quickly, shortening the sales time, Carswell said.

The intense interest failed to pump up the price, though. The gated 1920s home sold for $3.3 million — about 3% shy of the asking price.

The value of a house has more to do with the individual stamp the person puts on the property, real estate experts say, than a famous autograph on the sales contract.

“Typically what adds the value is what they do to the home,” said Ellen Galeski, owner of Appraisals by Ashby, a Los Angeles company with about a dozen appraisers and a history of working with celebrity clientele.

The homes of stars are often redone by designers who have fabrics made for the draperies, use time-consuming methods such as Venetian painting or travel abroad to select the marble, she said. “One brought in painters from Italy to do murals, and they spent a month on it.”

When actress Jennifer Aniston put her 10,000-square-foot house in Beverly Hills on the market at $42 million last year, she turned the heads of even seasoned real estate professionals.

“Every agent in town wanted to go see it,” Carswell said.

Although Aniston didn’t get that initial asking price, the $35 million paid by Pacific Investment Management Co. co-founder and billionaire Bill Gross caused a collective intake of breath in the local real estate community.

Aniston is not only a highly visible actress but she is also known to have impeccable taste in home furnishings and design, said Drew Mandile, a real estate agent with Sotheby’s.

“She did a beautiful job on that house. Done to the nines with every convenience that one could think of for a bachelor or a bachelorette — quality walls, floors, ceilings.”

Home sales stronger, but with caveats

The nation’s Realtors say they have just finished the strongest first quarter in home sales in five years, and sales contracts are pointing to a strong second three months.

At the National Association of Realtors’ midyear meetings in Washington this week, chief economist Lawrence Yun said “positive underlying economic factors” were helping spur home sales.

Among the positives, according to Yun, are high affordability conditions, increased job creation, improving consumer confidence, and an increase in rental costs that make mortgage payments look like a bargain.

Much of the current growth in existing-home sales is investor-driven, however, because mortgage credit remains tight and owner-occupied sales still constitute a smaller share of the market than needed for sustained improvement.

The precipitous drop in housing prices since the bubble burst in 2006-07 created millions of potential bargains for investors, who typically pay cash.

Yun said the all-cash deals, accompanied by a recovery last year in vacation-home sales, were “hiding the current dysfunctional mortgage market. Tight mortgage credit is holding back a stronger recovery. Banks are hoarding cash, possibly from regulatory uncertainties and lawsuits.”

The regulatory uncertainties center on rule-making efforts by the Consumer Financial Protection Bureau, which is responsible for implementing provisions of the Dodd-Frank act for reform of the mortgage industry.

Those rules will be proposed formally in the summer and are required to be in force by January 2014.

Home sales had been flat basically from 2008 through 2011, despite government efforts to kick-start the real estate market with tax credits in 2009 and 2010 — a move that many in the industry say postponed recovery when sales and prices plummeted for more than a year after the program ended.

Yun predicts existing-home sales of 4.6 million to 4.7 million in 2012, compared with 4.26 million in 2011.

In the first four months of 2012, existing-home sales in the eight-county Philadelphia region totaled 12,106, compared with 11,083 in January through April 2011, a 9.2 percent increase, according to the latest data from Prudential Fox Roach HomExpert. There were 4,421 sales contracts signed in April, compared with 4,533 in March, but that was 14.1 percent more than in the same month in 2011, HomExpert reported.

The data focus this week will be on national home sales. A rise in sales contracts for existing homes nationally in February and March points to an increase in closings in April, according to economist Patrick Newport at IHS Global Insight in Lexington, Mass., “but much will depend on successful mortgage applications and all-cash investor sales of distressed properties.”

IHS predicts a “minor increase in sales” — 2.7 percent to a 4.6 million annual rate.

Meanwhile, an increase in permits for new home construction in April suggests builders observed an uptick in new-home sales that month, Newport said, adding that “we have penciled in a 2 percent increase, to 335,000 units.”
